Texas Just Made Housing More Affordable—Here’s How

Thinking of buying a home—or trying to stay in one you already own? You're not alone. Housing affordability remains one of the most pressing issues across the Lone Star State, and Texas has just taken a significant step forward to alleviate that burden for homeowners.

Let’s break down what’s changed and how it might help you.

šŸ’° A Major Win: The New $140K Homestead Exemption

In one of the most significant tax reforms in recent history, Texas increased the homestead exemption from $100,000 to $140,000 for public school property taxes.

What does that mean?  If you own and live in your home as your primary residence, you now get to exclude $140,000 of your home’s value from school district taxation—a major savings move that directly reduces your annual property tax bill.

šŸ‘µšŸ¼ Extra Savings for Seniors & Disabled Texans

Good news for older adults and disabled homeowners:
Additional exemptions and tax rate freezes remain in place, and they will also benefit from this new increase. The expanded exemption remains in effect, allowing those on fixed incomes to stay in their homes longer with greater financial stability.

šŸ« What About School Funding?

Naturally, you might wonder: If schools rely on property taxes, how can they handle this change?

Texas legislators anticipated this and created a ā€œhold harmlessā€ provision, ensuring school districts won’t lose essential funding. The state will make up the difference, so your local schools remain strong—without putting the squeeze on homeowners.

šŸ“‰ What It Means for Long-Term Affordability

Whether you're a first-time buyer, longtime homeowner, or investor, property taxes impact affordability just as much as mortgage rates. With this new exemption:

  • Monthly housing costs could be lower
  • More families might qualify for financing
  • Homeownership becomes more attainable for more Texans

This isn’t just a temporary boost—it’s a step toward long-term affordability and equity across the state.
