Video tour + quick highlights from my visit with Dave Matthews at Scott Felder Homes in Riverstone (off Hwy 29).
Hey guys—Cyndi here (Central Texas real estate). I toured Scott Felder Homes in Riverstone, Georgetown, with
Dave Matthews, and these homes are stunners. If you haven’t been out to this development yet, I highly recommend it—especially if you want larger homesites where you can actually build a pool, an extended patio, and enjoy the views.
Neighborhood snapshot (from my builder visit)
Homesites: typically close to ~¼ acre, many with tree cover + select view lots
Tax rate mentioned: 1.81
HOA mentioned: $50/month (builder noted it may adjust after homeowner takeover)
Gas community: cooking/heating + tankless water heaters + patio gas stub for future grill
Homes: minimum 4 bedrooms / 3 baths + a study (some plans add media/loft)
What stood out inside the model
Big, open kitchens with lots of natural light
Quartz counters (builder noted “minimum” across counters)
8' doors (even in the entry-level offerings)

Location perks (why this spot works)
One of the big wins here is convenience: Georgetown access, shopping nearby (including H-E-B close by),
and quick routes toward I-35 and 183—with Liberty Hill growth not far down the road.
Working with Scott Felder Homes (Dave’s “411”)
Dave’s vibe is exactly what you want in a builder rep—high energy, direct answers, and a real understanding of what buyers ask for
(especially around lot usability, pools, outdoor living, and timelines).
Build timeline
Dave estimated roughly 6–8 months (he described it as “7 months plus/minus a month”), which is a big improvement
from the long COVID-era build timelines.
Inventory + community size
At the time of this video (February 2026), Dave mentioned completed homes available now, additional homes completing soon,
and a neighborhood total buildout of around 147 homes.

Kitchen: quartz, two-tone cabinetry, gas, backsplash details; butler’s/pantry area noted in walkthrough
Owner’s suite: dual vanities, tub, and a walk-through shower setup
You want Georgetown convenience but prefer a neighborhood with bigger lots and a calmer feel
You care about natural light, open kitchens, and outdoor living
You want the option to add a pool or substantial patio setup
You’d rather have views/trees than a heavy amenity package
You’re looking in the low $700s+ for new construction (as mentioned in the builder segment)
Note: Amenity notes in the video were described as more limited (entry signage + river/trail access), with the value proposition leaning toward
lot size, views, and the tax/HOA structure mentioned.
